I RECEIVED A NON-COMPLIANCE NOTICE, SO HOW DO I GET MY LISTING IN COMPLIANCE WITH MLS RULES AND REGULATIONS?

To ensure that your listing is in compliance, you have two options:

  1. You must assign a SentriLock Bluetooth Lockbox to your Residential listing. IMPORTANT: You must also enter the lockbox serial number into MLS to be in compliance.
  2. If your seller opts out of the use of a lockbox on his or her listing, you must upload the seller-signed Lockbox Authorization Addendum to the Supplements section of the listing on MLS. There is a document type titled "Lockbox Authorization Addendum.” If the addendum is uploaded to another document type, your listing is NOT in compliance.

I RECEIVED A NON-COMPLIANCE NOTICE, BUT MY LISTING IS UNDER CONSTRUCTION, AND THERE'S NO WAY TO ADD A LOCKBOX TO THE LISTING. HOW SHOULD I PROCEED?

If your listing is under construction, you are not required to add a SentriLock Bluetooth Lockbox. Ensuring that a lockbox has been placed on the listing at the appropriate time will be at the listing agent's discretion. To avoid further notifications, you must mark the listing "Under Construction" in MLS and/or add the seller-signed Lockbox Authorization Addendum to the Supplements in MLS until you are prepared to add a SentriLock Bluetooth Lockbox to the listing.

I RECEIVED A NON-COMPLIANCE NOTICE, BUT MY LISTING IS A FORECLOSURE, HUD, FHA, OR BANK-OWNED PROPERTY WHERE I AM AUTHORIZED TO USE A SPECIFIC KIND OF LOCKBOX THAT IS NOT A SENTRILOCK BLUETOOTH LOCKBOX. HOW SHOULD I PROCEED?

Any listings where HUD, FHA, or other government agencies require the use of a non-GIMLS lockbox are exempt from placing a SentriLock Bluetooth Lockbox on the listing. To avoid further notifications, you must mark the listing as a "Foreclosure Property" in MLS and/or add the Lockbox Authorization Addendum to the Supplements in MLS.

MY NON-COMPLIANT LISTING IS A LONG-TERM OR VACATION RENTAL. AREN'T RENTALS EXEMPT FROM THE MLS RULES AND REGULATIONS REGARDING LOCKBOXES?

If you received a non-compliance notification, chances are that the rental is also listed in MLS for sale. Any residential property listed in MLS for sale will require a SentriLock Bluetooth Lockbox. If the seller has opted out of a SentriLock Bluetooth Lockbox then the seller-signed Lockbox Authorization Addendum must be uploaded to the Supplements in MLS.

I ALREADY ASSIGNED A SENTRILOCK BLUETOOTH LOCKBOX TO A LISTING USING THE SENTRISMART MOBILE APP OR THE SENTRILOCK WEBSITE. WHY DID THE LOCKBOX SERIAL NUMBER NOT AUTOMATICALLY IMPORT INTO THE APPROPRIATE LISTING FIELD IN MLS INPUT?

Unfortunately, we do not have the capabilities for the SentriLock Bluetooth Lockbox serial number to import into MLS once the lockbox has been assigned to the listing. You will need to manually enter the serial number into Navica in order to fully be in compliance.
